The sale of housing showed its best month in 14 years in February. According to the statistical authority INE, 53.623 home sales were registered during the second month of the year. This is the highest figure since April 2008.
After twelve months of continuous growth, the real estate industry can state that the great interest in buying a home in Spain, which started already last year, continues to leave its clear traces in the statistics. The figures for February this year mean that the limit for 50.000 transactions in one month was broken for the fourth time ever.
According to INE, home sales have increased by 24 percent on an annual basis. While the number of sales of new construction in February amounted to 10.921, an increase of 9.2 percent, the increase in sales of second-hand homes was as much as 28.4 percent with a total of 42.702 transactions.
Most housing transactions were made in Andalusia (10.978), Valencia (7.986), Catalonia (7.934) and Madrid (7.610). The regions with the most sales per 100.000 inhabitants are La Rioja (201), Valencia (199) and Andalusia (163).
The most positive thing, however, is that despite the record-breaking demand, the rise in prices for second-hand homes is relatively limited. This means that according to the spokeswoman for the housing portal Fotocasa, María Matos, right now is a good moment to buy a property. According to Fotocasa, the uncertainty in the world is also the basis for many people seeing a property purchase as a safe investment. A trend that started already during the pandemic and now seems to be consolidated during the ongoing war in Ukraine.
