On one hand we need to decide the right price according to the current market, make a marketing plan and talk about your expectations on what is going to happen. On the other hand, the property need to be prepared for the photo shoot. It is important that the property is clean, all unnecessary and personal belongings taken away and that blinds and curtains are open for maximum light, etc.
It might be a good idea to paint the walls to freshen up and to reach a wider target group. With simple means, the impression can be greatly improved, for example with new textiles and fresh flowers. The most important thing, however, is to remove unnecessary things.

We publish your property on our sales portal and work active with already existing clients. Before the viewings we always try to inform you a few days in advance. In Spain it takes some time to sell a property and the viewings are normally done upon request from the buyers.
When we have a potential buyer an offer is normally made, after the negotiation – that is handled by the real estate agent – a deposit is payed to take the property off the market while the buyers lawyer goes through the legal documentation. Normally, a simple reservation agreement is then also signed, which regulates the agreement until the next step. During the negotiation we also decide when the private purchase contract should be signed, how much the buyer will pay then and when the completion at the notary should take place. If the property is sold furnished we will make an inventory list as an annex to the contract. Normally the private contract is signed about two weeks after the reservation. The completion at the notary can take place immediately or later if both parts agree. The usual is between one and two months.
